Buying A Home

Refinancing Your Home

Have you recently acquired a second mortgage or a home equity loan? With the current low interest rates, you may be able to combine or consolidate debts with high interest rates. This consolidation may allow conversion of a 30-year loan into a 15-year mortgage with similar or slightly higher payments. The advantage is reducing the number of years you will pay on your mortgage.

"What Do I Need To Apply For A Home Loan?"

Here are the answers:

  1. A copy of the purchase agreement. (Unless your are pre-qualifying / or refinancing)

  2. Your addresses for the past 2 years. Be sure to include landlord's name, address and telephone numbers.

  3. Name and address of each employer for the past 2 years.

  4. Gross monthly salary (before taxes/deductions) and your most current year-to-date pay stub.

  5. Name of the financial institution, address, account numbers and balances for all checking and savings accounts, and the most recent, past 2 months of bank statements.

  6. A complete list of debts including name, address, account numbers and balances of anyone you owe money to. This includes all open loans, credit cards, student loans, and lines of credit with balances on them.

  7. Completed tax returns and W-2's for the past 2 years. (Self-employed and commissioned)

  8. Money for a credit report and appraisal. (Yes, you can write a check.)

  9. A copy of final divorce papers, if applicable.

  10. Address of any other real estate owned, with lease agreements, if applicable.

The What, Why & Hows of PRE-QUALIFYING

WHAT IS "PRE-QUALIFYING"?
Pre-qualifying is preliminary pre-approval for a loan.

WHY SHOULD I PRE-QUALIFY?
With your information, we can tell you how much you can borrow for a new home and what type of loan would best suit you. We can do this at no cost to you or if you'd prefer we can start the loan process when you pay a minimal fee for a credit report. We'll give you a general idea of the total cost involved with the purchase or refinancing of your home. (We say "general" because until we know the exact property, there are too many variables that are subject to change, i.e. property taxes, actual cost of the property, etc.).

By knowing how much loan you can afford, the Realtor you choose should direct you to properties that are no more than what you have been approved for. Just because you are pre-qualified for a specific dollar amount doesn't necessarily mean you have to spend that much. You decide how much you are comfortable with. You'll need to tell your Realtor that you have pre-qualified for your loan and how much of the amount you are comfortable with.

The second objective of pre-qualifying is getting you the home you want. Often, especially in the Omaha market, the seller will deal better or accept the offer of, someone who is pre-qualified before others, even if the offer is lower. The mystery of whether the buyer can afford the seller's property is removed and the sale is ensured. Generally most of the paperwork for the loan is complete, the transaction of the sale is much quicker, allowing both parties to move sooner. This is an added incentive for the seller to accept your offer.
